RKA was commissioned to transform this outdated Victorian Village condo unit, prominently located across the street from Columbus’ historic Goodale Park, into a high-end residence with updated living spaces. Exterior changes were limited, due to the requirements of the local historic preservation commission. The rear patio space between the residence and a multi-unit garage structure was transformed to a comfortable and functional outdoor space, The redesigned Patio includes a new wood shade structure and new masonry and concrete steps, as well as new bluestone patio surfaces, fences and an egress compliant window well. The garage was also improved for storage of the owner’s vehicles and other materials with a new storage attic access stair, storage lift, insulation, and a new HVAC system to control air temperature in the garage. New windows and exterior doors were also part of the project scope.
The interior of the residence was completely transformed from basement to roof terrace.By reversing the locations of the kitchen and dining spaces, and raising the height of a north window, a more comfortable layout for both spaces was created, with custom cabinets, island, range hood, and built-in seating. In the Living room, the existing out of scale gas fireplace was removed and replaces with a new, more fitting gas fireplace with a custom designed limestone surround. On the Second Floor and Basement, the existing bathrooms and laundry space were refinished with new tile flooring, custom vanities and cabinets, custom tile showers, and new plumbing fixtures which gave new life to outdated spaces. The Primary Bathroom was reconfigured to add a new soaking tub, larger shower, and a more comfortable layout.
The existing roof terrace, with it’s dramatic views into the park, and the Columbus skyline, was renovated to replace outdated and deteriorating finishes, and correct issues with water infiltration. The existing roofing and finishes were removed, damaged framing replaced, and new EPDM roofing was installed. New siding, lighting, and tropical hardwood deck tiles were installed, to create an upgraded outdoor living space, with durable finishes and fixtures.
An existing elevator was removed, creating space for a new pantry on the first floor, a new walk-in closet in the basement, and closets and laundry spaces on the second floor. The existing central stair was rebuilt, with new steps, railings, and a new custom designed steel and glass enclosure on the first floor, creating an upgraded and modernized stair, a new bar with countertops, sink, dishwasher, and a custom exterior opening roof terrace.
